Base Owner Service

- Issue, collection and control of rent receipts;
- Annual increase in rent according to the government ordinance (communication to tenant and landlord);
- Annual issuance of documents with total rents charged;
- Communication of electronic receipts, on the finance portal.
- For the buildings in Lisbon, delivery of the IMI reduction request to the City Council

Premium Owner Service

- Issue, collection and control of rent receipts;
- Annual increase in rent according to the government ordinance (communication to tenant and landlord);
- Annual issuance of documents with total rents charged;
- Payment of contributions, taxes, fees, insurance premiums and other expenses related to the property such as electricity, water, cleaning, lifts, etc.;
- Payments to doormen and implementation of the respective discounts for social security;
- Preparation and delivery to the tax offices of rental contracts;
- Regularization of matters with the water, electricity and gas supply companies, City Councils, Finance Departments, etc;
- Proceedings with lessees and guarantors for payment of rent arrears (does not include lawsuits for eviction);
- Requests for budgets for works, according to the instructions of the second grantor;
- Requests for inspections, licenses and respective payment;
- Execution, by simple estimation, of small repairs or emergency repairs;
- Communication of electronic receipts, on the finance portal;
- For the buildings in Lisbon, delivery of the IMI reduction request to the City Council.
